At Eco-Panels we celebrate another ADU for RDU! This one is in the Raleigh-Durham-RTP area being built by an owner-builder and a part-time contractor friend of his. They got the walls up in a day – framed the interior the next – and the last two days of the week they hired guys we know to set the roof panels (the roof would have been set in a day but it rained). $38k for the panels delivered. It could have been less if he wanted to use trusses and go with a thinner roof panel. He chose R26 wall and R51 roof panels, 4.5″ thick and 8.25″ thick respectively. The wall panels had finished exterior siding and they will just have to apply batten strips. The window framing and door framing is already installed.

This person has an inlaw that is paying for the panels after they decided to sell their own place for health reasons and move closer to family. The son-in-law – who’s day job not a builder – is acting as the builder and will have the rather large 1,120 sqft ADU after the folks are gone.

We believe it would have cost this client $275k to $325k to build this by hiring a professional builder, maybe more depending on finishes. He’ll finish this for well under half that by coordinating a lot of things himself and being selective on the interior finishes instead of going with all of the builder’s default finishes.

He, his wife and his inlaws will also save significant money – possibly another six figures – by not having the aging relative that needs care stay in a nursing home. It’s hard to put a price on that.

I took the liberty of creating a rendering from the photos I had so that’s what I’m leading with.

Stud frame construction is the weakest and least energy efficient way to build a home – it’s also the most complicated, using cheap materials and expensive labor that will leave you with an assembly of cheap materials. If you’d like a better home, a stronger and more energy efficient home, please reach out to Eco-Panels today – we’d love to hear from you.
